There are better things to do with your time than stress over the effects of water damage after an accident has occurred in your home. It seems like there are a million different causes for water damage in the home these days but in reality, there are only a handful of reasons for water damage taking over your plans for the weekend and creating more stress than you could have ever asked for. I’m going to share three easy ways to avoid water damage in your home based on some of the more common causes for this annoying problem.

Appliances in the home are very necessary for us to get what we need to get done efficiently. The convenience that they add to our daily lives can seem priceless and continue to spoil us without disappointment. The underlying evil with some of these appliances is that they utilize water to do their required tasks and this can become a problem fast if something were to go wrong. It is good to have a shield of protection in place before anything happens, and will prevent a huge mess which could result in water damage if the protection is put in place before there is a problem to begin with. This shield of protection that I speak of is a drip pan, and they are made for just about any appliance that you could possibly think of. This is an affordable way to ensure that an appliance that fails to hold it’s water cannot create water damage in your home when it spills out. The purpose of the drip pan is to catch the water before it gets to the floor and contain it until you can address the problem. You will still want to perform cleanup and repairs of the appliance quickly, as the drip pan does not guarantee that the water will not eventually cause damage. Consider the drip pan as a tool for defense that buys you some time to respond to the situation before damage begins to set in.

Don’t spend your life thinking that if you cannot physically see water in the floor, you must not have any water leaks in your home. If you wait until you see a puddle of water in your floor to determine that you must have a leak somewhere, you have already gotten to the point that the leak has reached disaster status. The most powerful tool you will ever have in avoiding water damage in your home is awareness. keep in mind that awareness and laziness do not go together, so be sure that you choose one of these wisely. By being aware of the location of the pipes related to your plumbing, as well as any water lines that are used throughout your home, you can create a routine that fits into your schedule that will remind you to go through the home on occasion and inspect everything for any leaks or signs of leaks to come. It is also a good idea to ensure that all of the pipe fittings are tight and show no signs of wear. If you run across any leaks or other issues that appear to be creating a problem then you should have the issue addressed immediately before leaking water ever begins.

Proper maintenance of your home effects more than you could imagine. You need to stay on top of things when it comes to the overall condition of your home to ensure that water damage doesn’t sneak up on you. Be sure that proper drainage is in place around the foundation of your home so that when hard downpours of rain come about you do not have to worry about water flowing into or underneath your home. Keep tabs on the condition of your roof because if you don’t, you can rest assured that over time it will show signs of heavy wear and eventually will allow for water to enter your home as the wear gets worse and turns into actual damage. Severe weather can advance this process by damaging or even removing shingles and other materials from your roof.

Whether you’re buying a house, selling a house or just living in a house you want to make sure that it is in the best possible condition. The reason why is because you want to avoid costly repairs and damages over time and also maintain and also improve its value. In order to make sure that your house is in the best possible condition you will need to inspect it and make sure that it is free of any damage. You will also want to do your very best to prevent costly repairs. Home inspections can either be done by you or a home inspection company.

When inspecting the home you will need to evaluate a lot of things. First you will need to go over the exterior of the home and see if there is any damage to the roof and other external structures. When and if you spot any damage to the external parts of your home you should immediately resolve these matters by getting the necessary repairs and improvements made. If you’re inside then you will want to go over the pipes, plumbing and heating and air conditioning systems to make sure everything works from the inside. Check all of these things regularly and if there are any problems then again either get it fixed yourself or get a professional contractor to do this for you. You will also want to inspect for pest infestations and address them right away. With these steps you will be able to keep your house in the best possible condition.

Since you may not have time to go over these things yourself it will be a great thing to hire a home inspection company to do this for you. The reason being is because they will most likely have more expertise and resources to use in order to evaluate the condition of your home. The home inspection company will go over the things previously mentioned such as plumbing, the roof, the pipes and for infestations. A home inspection company will often be one of the best sources to use when inspecting your home.

Home inspection can be done either by yourself or by a company. However since it is very vital that you need to know the true condition of your home, it will be best to have a company do this for you and make sure they go over everything.

Or… commercial/restaurant style ranges versus induction cook tops.

Cooking with gas is conventionally considered the chef’s way of cooking. For the last two decades commercial-looking gas ranges have been the rage. Restaurant-style ranges have been cleverly marketed to imply “give your cooking restaurant quality”. The industry has done a great job in making expensive commercial gas stoves the visual anchor of fancy kitchen remodeling.

Hefty looking iron burners, beefy knobs evoke a feeling of substance. But are you giving yourself state-of-the art cooking technology? Or, are you being seduced by a look promoted by clever marketing? Are there downsides to residential restaurant-style ranges? What are your other options for top-quality, chef-level cooking? Then there is this new cooking technology called induction.

What is induction? Induction cook tops are on either gas or electric. Burners in induction cooking contain with high frequency electromagnets. Cooking happens from magnetic adhesion between the cook top and the cookware. This direct heat transfer is faster and allows more even cooking than any other technology.

Only the space under the pot or skillet heats up because that’s where magnetic contact is established; the space around it is cold to the touch. The moment you turn off a burner it is instantly cold again, as if you never used it. This is an important safety feature for families with young children.

Induction cooking has been in Europe for decades. However, the breakthrough in induction cooking came only a few years ago with the achievement of full temperature control so that even the most delicate sauces can now easily be created on induction cook tops.

Induction units have a sleek, understated look. Your aesthetic instincts will either like this minimal dimension or deem it to be insubstantial given all the money you are spending on your kitchen renovation. However, a true cooking insider will appreciate your know-how of cooking technology.

There is another important consideration pretty magazine photos do not tell you about: Induction tops are surfaced by simple sheets of glass. Some don’t even a metal frame around it. This means clean up is simple and super fast. In other words, your induction cook top will always be and look clean. By contrast, daily life with restaurant style burners means you accept a somewhat messy condition at all times since it takes hours to really clean restaurant-style ranges. Trust me: it is a constant /daily challenge!

To allow the magnetic adhesion in induction cooking means that only cookware made of iron or steel (incl. stainless steel) can be used. The common perception only high-end cookware work is flawed. Many medium priced pots and pans are made of ferrous materials. Most enamel finishes work as well since they tend to be backed with iron and/or steel materials. However, glass, copper and aluminum do not work. Run a simple test: Hold a magnet to your pots and pans. If the magnet attaches it’s good to go with induction.

Bosch, Thermador (owned by Bosch), Wolf, GeMonogram, GeProfile, Gaggenau, Electrolux and Miele, to mention only a few, all make induction stove tops. Fred Albano, of Albano Appliances & Service in NY tells us that the pricing is practically the same across all brands. 30″ cook tops cost around $2,500 and 36″ stove tops run around $3,000.

Which one should you buy? Choose by personal preferences around the following considerations:

Burner lay-out (large and small burner configuration)
Metal frame (this prevents chipping from large pots) or frameless
 Brand consistence among appliances
 Control location and configuration

Watch for another exciting innovation to enter the marketplace shortly: “zoneless” induction tops so that the entire cook top can be activated anywhere AND for any pot size. How great is that?!

Bottom line: Do you want your range to look impressive and professional or have state-of-the-art cooking technology. The induction cook top industry recognizes this dilemma since now cook tops can be purchased by modules, say one section induction and one section commercial-looking burners. The perfect solution for homeowners who cannot make up their minds.

My prediction they will use the commercial style burners less and less… and not at all. Daily cooking on induction stove tops simply will win the day.

Estimating the cost of your fence is an important task. In this article I will discuss a couple of different techniques to estimate accurately the cost of the fence. I will demonstrate how this does not have to be a time intensive task. And in fact can be done quickly and highly accurately with only a few phone calls.

Cost estimating is a time intensive task. There are many books on how to estimate costs. Some of these are quite specific about what a particular project will cost. These books do have their uses but they are expensive. You should not count your own time as being free. Also you should bear in mind that estimating books are not always accurate across the board. The wages noted vary from local to local and are often based on union wage figures. You will find however that when you are doing work around the house you will not be using union employees. This can change the work rates significantly. As labor is a large part of the cost of any project this fact alone can save you a significant amount of money.

This difference in costs is not only particular to labor costs but also to supply costs. Depending on where you are located the cost of timber can vary significantly. Some of the estimating books include a cost index so that geographical location is account for. Also some are aimed at the home improvement market and so will be more accurate for your own particular needs. These books will give you a good idea of what the project will end up costing you.

Another more accurate way to determine the cost is to obtain quotes from contractors. You will need to know what to ask for however when you obtain these quotes. This method is much less time consuming than trying to work out all the costs yourself. And as is particular to your own location will in fact be more accurate. You will want also want to obtain a variety of quotes as this will give you a better idea of the average price.

You must also be aware of the specifications of what you will be ordering. These specification need to be clear so that when you are talking to the contractors you are talking the same language. You need to know what kind of fixtures you will be requiring. And what specific materials you will require. All of this takes some degree of research.

Anyone whose home requires fire and water damage repair will also be in for a financial and emotional rollercoaster. There is so much to be done in terms of paperwork, reports and dealings with authorities. Of course, one cannot discount the emotional connection of the owner to the damaged property. It is a huge undertaking, whether one has insurance or not, from reconstruction to reclaiming of damaged goods. With so much to do, it is best to let experts handle a portion of the work.

Certainly the extent of whatever damage a fire or flooding has caused to one’s property is not something an individual can manage by oneself. Even if the homeowner is a professional, the tasks to fix water damage, repair smoke and fire damage, or do mold clean up can be accomplished in a timely manner by a team of experts. These tasks include surveying the site to come up with an estimate of the damage the building and its contents sustained due to smoke or moisture. Moreover, there’s also the need to check utility outlets, wirings and tubes to see if they have been damaged as well. There are several highly technical and laborious tasks associated with disaster restoration services. NC residents, as well as other locales, have recently experienced tornado damage. The extensive assessment and repairs associated with such a disaster is just the type of thing professional remediation companies handle.

In addition to natural disaster assessment and clean up, expert restoration companies perform water damage remediation in instances of plumbing failures or fire damage. They know that smoke and dampness can easily penetrate structures, causing damage and odor not initially seen. Moreover, their experience of building systems lets them investigate the extent of the damage the smoke and water may have caused. This allows them to fully investigate a property and evaluate the cleanup and repairs needed. They can even assess if there is work to be performed by certified mold remediation companies. Often if such work is necessary, they can perform it themselves. Most remediation companies are able to handle any property restoration needed.

These companies will also give advice on which areas of the building have not been affected, so that removable items in these areas can be temporarily kept safe. Hiring them is quite convenient, as they will undertake all tasks connected to restoring a property. This one contractor approach makes coordination easy for a homeowner. As the restoration company works to restore the home, a property owner can also gain peace of mind knowing the job is being done correctly. The right remediation company can make a bad situation much better.

For individuals on a tight budget who are looking to give a room (or rooms) in their home a new feel, the option of adding new curtains to that room can change the whole look and feel it currently has. When you are on a budget, this simple addition, or change is a great way to add new colours, give the room a lighter or darker tone (depending on what you are looking to do), change the flow of the room, and make old furniture and fixtures look new again.

Ordering made to measure curtains for a home is an easy design task and is something that can fit into the budget of all consumers and home owners, even those who are on the tightest of budgets. Made to measure curtains can be ordered online through retailers, or can be purchased at home improvement stores. Many of these companies will also install them in your home for you, for minimal fees if you purchase the curtains through them. However, if looking to save the money, they are fairly easy for the home owner to install them on their own, if they have the tools and a decent step ladder at home.

Curtains can give a whole new feel and whole new look to a room, especially if they are a completely different tone and colour than what was previously in the room. This is one of the easiest ways to give a room a new feel, let more light into a room, offer a different flow and pattern, and make the home feel updated and modern. Purchasing a new curtain set is a very affordable thing for home owners, especially if a cloth material is chosen (fabric), these are typically lower in cost than designer material used in higher end curtain sets.

When purchasing a curtain set, make sure to take all aspects of the room into consideration. The layout, the floor colour (tile or carpet), the furniture layout, pictures, wall colour, etc. Taking all these aspects into consideration will help you decide on the material and colour for your new curtain set. This small change in a room can make a world of difference, and is extremely affordable for home owners looking for something new, or just looking to spruce up a room in their home which they have been wanting to change.

Just because a consumer is on a budget doesn’t mean they can’t have a fresh new looking room. A new curtain set is one way to change the tone and feel of a room, even if the home owner is on a tight budget.

Maintenance is good for everything, we all know that. We are told to maintain a healthy weight, to keep red meat to a minimum to maintain our heart health, to change our oil every 3,000 miles to maintain the engine, it is everywhere. Maintenance keeps things running at their best. The same goes for our homes. Handyman services are used to prevent major issues with your home and will help avoid an outlandish amount of maintenance to tackle later on. It is super easy to hand this over to a handyman that offers handyman services but if you insist I will give you a schedule to follow.

Let us start in the spring since that is the season we are enjoying in Michigan right now. The spring season should bring an inspection of your roof. It is important to look for any signs of wear and tear that comes with changing climates. Broken, torn, missing and bowed shingles should be replaced or repaired. It is also important to inspect gutters, downspouts, flashing around chimneys and vents. Make sure they are in good condition.

Another spring maintenance tip is to repair torn screens. It is super easy and inexpensive fix. Screens on sliding glass doors are often damaged and need replacing. Basically you purchase new screen cut the size you need and install it with a special tool that helps put the screen and rubber molding back in place. Most handymen will offer to provide this service if you are leery of trying it on your own.

It is also important to do some maintenance on your deck. Handyman services often include anything from power washing and staining to minor clean up and touch ups. Mildew will need to be treated properly to bring a deck back to life. It is also important to remove loose nails and screws and replace them with new ones. Sometimes it might even be necessary to replace a rotted board.

Summer maintenance starts with the outside of your home. Take a good look at the siding. Thoroughly clean the siding and remove any mildew that has built up in the shady spots of your home. It is also important to remove and repair any vinyl that has been damaged by the weather conditions. If you have a home what has brick, wood or stone simply look over the exterior and replace any areas that look like they are starting to fail. Catching a problem before it becomes urgent will help prevent bigger problems down the road.

Summer is also the time to fix fences and gates. Each year my spouse, who supplies our handyman services, has to replace parts to our split rail fence. They wear out and become moss covered leaving a much desired look to the fence. Each summer we review the fence pieces and replace any that look have issues. This is the best way for us to keep up with the fence so that we don’t end up with a multi thousand dollar project on our hands. The same goes for aluminum, plastic and metal fencing.

The winter/fall season is the time in which the handyman services reach the inside of homes. This is when we repair grout and caulk. We also look at all of our heating and cooling systems and have them tuned up for optimal use. In the fall my spouse always has a painting project for me to do to keep the colors of the house fresh and modern. I would rather maintain by painting one room each year verse a whole house anytime. It is also the time when I have the service men out to clean out the washer and dryer to prevent any disasters that are created by built up lint or lost toys that have worked their way into the components of the machine. This has happened believe it or not. We do run chemicals in the sinks and toilets to loosen any clogs that may be starting in the fall also.

As you can see there is a lot that goes into maintaining a home. This is why so many people prefer to hire a handyman service company that schedules regular visits to your home to take care of these issues. Many companies offer quarterly rates for these services. It is something worth investing in because as I see it regular maintenance costs less than one major disaster.

Gas fitting is a critical fitting that is also essential for all homes. It is a fitting that is a must for the requirements of fuel for our kitchens and we just cannot live without it. In fact, the health and safety of members of our family is put to jeopardy if there is any fault in gas fitting.

If gas fitting develops a snag, or stops functioning properly, it is important to get a repair at the earliest. Now this is a job that requires a specialist as trying to do it on your own could mean flirting with danger. This is where an experienced gas fitter comes into picture. Fixing a faulty gas line is by no means an easy job, trust an experienced gas fitter for any installation or repair, whether it is urgent or just a routine maintenance.

Working with inflammable gases like propane and phosgene requires using specialized fittings that have reverse threads. This is done to ensure that gas fittings are not used in plumbing works. There are different types of fittings such as cap, plug, coupling, 30 degree or 60 degree fittings, adapters, couplers, wyes and well caps. These fittings are made from many different materials such as aluminum, copper, bronze, fiberglass, graphite, ceramic, PVC, fluorescing, glass, cast iron, and rubber or some other polymer, polyethylene (PE), polypropylene (PP), carbon, stainless steel or alloy steel. The selection of material is often dependent upon the purpose and the place in the line of gas fitting. An experienced gas fitter knows which material to use at which place in the fitting line inside the home.

There are some more terms that only a gas fitter is capable of differentiating such as bullhead fittings, bulkhead fittings, expansion joint, and options for reducing size, insulated and lined fittings, side outlets, swivel feature, underground fittings and plated gas fittings etc.

This is only the tip of the iceberg and there are so many parts and fittings that it would take a book to read and understand about these fittings, their functions and features. Gas fitting is a job best tackled by those who have studied and got training in it.

It is better to leave this highly specialized work to an experienced gas fitter and relax as you can rest assured that he will use only the best materials and fittings to ensure the safety of your family and also to prevent any mishap in future.

If you’re a homeowner, there are a plethora of options open to you when considering how to improve your home. From conversions and constructions to makeovers and refits, all you need is budget and imagination.

There are many reasons to making the investment. One may be the need for more space owing to a growing family – either in numbers or height! If you have welcomed a new addition to your clan or you have teenagers that need their own space, you may be considering converting part of your home into an extra bedroom or having an extension built onto the property.

On the other hand, if your young adult children are moving out and you wish to use the now unoccupied space for something else, you may consider a makeover for their room. You may even want to consider knocking down a wall to turn two rooms into one for more living space. This type of home improvement may be something to consider for other parts of the house. Many people choose to remove the wall between their kitchen and dining room to create a bigger space. Of course, others choose to establish two separate rooms by putting up a new wall.

Most home improvements will come about due to a desire to make more of the home as well as having the financial clout to have the work carried out. Improvements such as having a conservatory built or extension above the garage are great ways to expand the home to provide more living space. This could be a preferable option to moving house, which tends to bring with it more stress and may not be financially viable.

Other home improvements that can help you to enjoy your home more involve giving rooms a complete makeover, from refitting kitchen cupboards to redecorating. These are often the cheapest of all home improvement options, yet can be a great way of reinvigorating your home and quality of life.

On a wider scale than just one room, you may want to consider having double glazing, new doors or central heating installed. Once again, all of these can help improve the enjoyment you get from your home, as well as providing the added benefit of reducing energy costs.

Outside of the property, a garden makeover can help you to get even more fulfilment from the property, particularly with the summer months fast approaching. It can give you a place to sit out and relax, as well as allowing you to entertain your friends.

An additional benefit of any home improvement is that it can increase the value of your property. If you’re looking to sell or rent out the home, either now or in the future, home improvement steps could be a worthwhile investment.

When summer time finally rolls around everyone’s attention turns to the outdoors. Backyard barbecues, pool parties and trips to the beach start to fill up our calendars for the warm months. While all of the fun summer activities keep us busy, many people also see summer as the perfect time for some home improvements. Keep in mind that just because most of our time revolves around being outside, all of your projects don’t have to. Summer is a great time for planning some future projects and doing some interior work.

One project that creeps up in people’s mind during the summer is installing a pool. The hot weather can make anyone want to start digging up the backyard so they can finally cool off. Summer however, may not be the best time to actually have that pool installed. You may want to consider spending the summer months planning your pool installation and taking a good look at how you really want to utilize your backyard. On average (depending on the size of the project and the season) it can take anywhere from 8 to 12 weeks for pool installation. If you begin the process at the start of summer, by the time it is finished, you won’t really have any time to enjoy it. It’s better to take the time to plan it out, research and find out what you really want. Then, once fall or the end of winter rolls around, have that pool installed. When the first hot day hits, you will be ready to lounge the day away!

Another great project for the summer months is repaving and resurfacing. If you have a driveway, the summer is the perfect time to have it repaved. The dry, hot days of summer are the best time for this project because the asphalt will adhere much better. It is a general rule of thumb to avoid repaving when it is raining or snowing. If you have other walkways on your property, summer is the time to tackle repairs. Check the mortar on any brick walkways to make sure you don’t have any crumbling. If you have concrete walks check for cracks and crumbling as well. Summer is also a great time to resurface your deck. Deck surfaces always can use a little TLC and this is a project that can typically be finished in a weekend. Get that old paint scraped off and put a fresh new coat on or get the wood resealed and stained. It will make a huge difference in both appearance and the lifespan of your deck.

One final home improvement idea that is great to tackle during the summer is a new fence. A new fence can make a huge impact on the overall appearance of you home and yard. There are a ton of choices now from chain link, to wooden, vinyl and privacy fences. Depending on what your needs are (kids, pets, etc) and how much maintenance you want will depend on what kind of fence you have installed. Talk with an expert to decide which material will be best for your yard. This is a project best left to a professional unless you are a seasoned do-it-yourselfer with some experience in fencing. Summer is a great time for this project because the ground is nice and soft so digging all those post holes will be less labor intensive. This is a project that can usually be done in a weekend and will give you plenty of enjoyment and security for many years.
